The name "terrazzo" comes from the Italian word for terraces and was created several hundred years ago when Venetians found a new use for discarded marble fragments, using the pieces together with a binder to surface the terraces around their living areas. Terrazzo typically contains marble, quartz, granite, glass or other aggregates and is poured or hydraulically pressed as tiles. When terrazzo is polished its colours and particular qualities will be further enhanced and more noticeable. Terrazzo is durable, can be repeatedly refinished and is easy to maintain, with a correct maintenance procedure.

Although terrazzo is very hard wearing, it is unfortunately quite porous and will easily etch upon contact with common acidic substances. Terrazzo absorbs liquids and oils, leaving stains under the surface that can be very difficult to remove. Fruit juice, sauces, soft drink and acidic cleaning products making contact with terrazzo puts it in danger of permanent staining.

Sealing terrazzo has been debated in the stone and tile industry for many years, as terrazzo is a mixture of marble and cement/binder. Marble chips are sprinkled on the surface meaning that a majority of the surface is marble, which has a low porosity, together with a highly porous binder that easily absorbs stains. This is the part of the flooring which will cause you the most grief.

Terrazzo should be sealed with a high quality impregnating sealer which penetrates both the terrazzo and binder, curing deep inside the pore structure leaving an invisible protective barrier against staining and also resulting in maintenance becoming much easier. Unsealed or weakly sealed terrazzo will soak up oils, spills, and stains.

Australia's Deepshield™ Gold, based on the latest fluoro-bond technology is specifically designed for denser surfaces such as terrazzo, providing protection for up to 15 years. Deepshield™ Gold is non-toxic and non-slip. To check whether your terrazzo is sealed, leave a few drops of water on the surface. If after a few minutes the water has soaked into the terrazzo, then it's time to reseal the stone.

Allow the sealer to penetrate and dry for the recommended amount of time. Drying time will vary with atmospheric conditions, however the surface should be touch-dry within 60 - 90 minutes of application. Surfaces should not be opened to full traffic until totally cured which normally requires 24 hours for a penetrating sealer and 48 hours for topical sealers. Terrazzo sealer applied to Terrazzo-based binding will dry quicker than sealer applied over resin-based binding.

Pre Sealing Preparation

As with the application of any protective treatment, surface preparation is vital to the longevity of the protective coating. The following should be adhered to for long lasting protection:

  • Always ensure that the surface to be treated is totally free of soil, wax, chemicals and oils as well as any loose material.
  • Always ensure that the surface is totally dry.
  • The sealer will not satisfactorily adhere and cure on a damp floor. Never apply sealer in direct sunlight. The surface will dry too fast, and the sealer will not level nor cure correctly.

Terrazzo Tile Maintenance

Special care is required when cleaning terrazzo. Terrazzo tiles are generally porous, even when made with non-porous stone chips, and require sealing to protect them. Even factory pre-sealed tiles require an additional sealer after installation to protect the floor against stains.

Spills should be cleaned immediately. You should generally use only warm water and a mild detergent on your terrazzo floors and never use vinegar, strong chemicals and acidic cleaning products on terrazzo. The acid in vinegar can seriously damage and actually etch and remove the surface of terrazzo. After mopping, dry the floor with a cotton towel or use a sh-mop to remove the moisture and prevent water spots. Always dry your terrazzo floors as they spot very easily.
