I have several different freshly laid tiles in my new house. All pathways have stone tiles and there are marble tiles in the bathrooms and porcelain in the kitchen. I needed to get them sealed and was not sure if it was possible to seal them all. I contacted Tile Cleaners because my dad recommended them. He had a similar situation in his house and was very happy with the job Tile Cleaners had done. I was very worried about my tiles since they were brand new and very expensive. Tile Cleaners team were very patient with me, explaining how they were going to apply the sealer on different types of tiles, what sealer they would use, how long it would last for and advised me on how to take care of my tiles. I called Tile Cleaners a few times confirming details, asking for prices, making sure they could to the job during the weekend etc. The guys were amazingly patient and helpful. When I had gathered all the information I wanted, I was ready to go ahead. The work done by Tile Cleaners actually took less time than what it took me looking for information about it. Sorry for the pain I caused, and again thank you.

Monica Petrovski, West Beach, SA

I was about to sell my house, but was not happy with the tiles in the dining area. The tiles were white and shiny but the grout looked really dark and dirty. I already had a potential client; however the dark grout ruined the beauty of the room. I didn't have much time to fix the grout and decided to call Tile Cleaners as my real estate agency mentioned them. As my real estate agent said, Tile cleaners responded really quickly. They also pointed out that some of the grout was coming off in the hallway when they were there, which I had not even noticed. Thank you for fixing my problem so quickly. The house is sold now and I left your details with the new owner so they can keep the tiles in good condition.

Anna Rodwell, Tingalpa, QLD

I noticed that some of the tiles in my bathroom walls were loose and the grout was coming off. I am a very busy so kept on postponing calling someone to fix it. One day I got home and the loose tiles were lying broken on the floor. Can you imagine my frustration? I rang my brother in panic and he gave me Tile Cleaners' contact details. I rang them straight away. The guys told me I needed a tiler and professional regrouting work done so I thought it would take ages to fix my problem. However they organized the work very well. I had my tiles fixed on Friday night the same week and the entire bathroom regrouted on Saturday. Thank you some much for your quick help; it was such a relief.

The topic of sealing slate tile floors seems to have more questions around it than you might expect. Do you need to seal them at all? When do you seal them? What do you seal them with? The quick answer is, if in doubt, seal using an impregnating penetrating, water-based sealant. Need more information? Call 1300 771 201.

Albany Slate Sealing Process

To seal, or not to seal, that is the question. If you are about to install slate in your home, you have probably heard conflicting opinions about sealing your tiles. Conflicting advice comes from different experiences both contractors and home-owners have had with slate tiles.

Different experiences come from using different varieties of slate. Having slate sealed isn't always necessary, especially if you want to maintain the natural look and beauty of your slate, but if the stone is porous and/or you aren't experienced at grouting, seal the stone first. Furthermore, sealing slate is important if you desire a shiny or matte finish.

Are Slate Tiles Porous?

Slate typically comes from Brazil, Vermont, China and India. The Brazilian and Vermont slate varieties tend to have a low absorption rate, while Indian and Chinese have variable absorption rates. Softer slate requires more attention with sealing before and after installation compared to harder slate tiles.

Slate is a foliated metamorphic rock derived from shale and consisting mainly of grains of mica and quartz. Most slate is grey to black, but the rock may be red or purple, depending on its mineral content. The surface of slate is generally uneven with cleft planes which can spall or flake due to the cleaving of the stone along its layers.

A bit more knowledge about the origin of your slate will help you determine how you want to treat it. Brazilian slate is typically dense and has variegated colours while Vermont slate is typically dense, smooth and one consistent colour (black, blue, green red). In contrast, Chinese and Indian slates are typically variable in density (soft to hard) with variegated colouring. If you have a soft slate, typically Chinese or Indian, pre-seal using a deep penetrating porous stone sealer.

Albany Slate Tiles After Cleaning And Sealing

You can easily test how porous your natural slate is by applying a drop of water to the surface and watching how it is absorbed. You can then see how any type of water based stain can be absorbed by the slate tile surface and grout.

Sealing your slate will keep most stains suspended at the surface, creating a barrier that provides protection against chemical attack, deterioration and contamination. Sealing is the first important step towards protecting your investment against stains.

Which look do you want your slate floor to have -- natural, wet, or glossy? You can have the wet-look without going glossy by choosing the right finish. There are finishes that maintain the “natural look” after application, but many people love the “wet-look” for their slate floors.

As slate tiles sometimes can naturally appear lacklustre, various sealing solutions have been designed to enhance the colour or create a glossy finish.

Two main sealing options exist for limestone tiles

  • Deep Penetrating Impregnating Sealer
  • (Transparent Finish/Colour Enhancing Finish)

  • Topical Sealer
  • (Gloss/Satin/Matte Finish)

A penetrating impregnating transparent sealer enters the pores of your slate and once cured, will not change the look of the stone. A penetrating colour enhancing sealer however is designed to enhance and enrich the natural look of your stone surfaces.

A deep penetrating impregnating sealer protects slate and grout from water and oil based stains by chemically reacting with the surface pores using nano-technology creating a breathable protective invisible barrier. An impregnating sealer protects the slate surface and grout from absorbing stains while also resulting in cleaning and maintenance becoming much easier. Australia's Deepshield™ range of impregnating water based sealer's offer long term benefits lasting for up to 10 years while Deepshield™ Gold, based on the latest fluoro-bond technology will last for up to 15 years. Deepshield™ forms a bond with your surfaces that is stronger than any conventional mechanical or hydrogen bonding film forming sealers.

Tile Cleaners® are the experts at applying all types of sealer and will ensure your slate looks its absolute best. Albany's Tile Cleaners® experienced technicians can apply a topical sealer when especially required to create a high gloss, satin sheen or matte finish to your surfaces. Topical sealer is also helpful in situations where your old solvent based sealer can not be completely removed or when required to hide certain types of damage. Topical sealer's have a life expectancy of around 3 years.

It is very important to ensure that tiles achieve their cleanest possible condition prior to being sealed. This will protect the appearance of the tile and importantly ensure that there won't be any dirt, stains or other debris caught under the layer of sealant.

To provide the best possible protection from oil and water-based stains; to maintain the look and slip resistance of your slate and to prevent damaging moisture from being trapped within the stone, it is recommended to seal your slate with a high quality, invisible, fully breathable impregnating sealer.

Our Slate Floor Restoration service will bring back your slate tiles & grout to its best possible condition, and protect them for years to come

Sealer Drying Times

Once the final coat of penetrating slate tile sealant has been applied, allow to cure for at least 24 hours before walking on the surfaces. The longer the curing time, the better protection you will have, and the longer the finish will last.

Types of Slate sealers

It is important to ensure the correct water based sealer is applied to your slate tiles which will also depend on whether they are indoors or outdoors as most sealer's will not last long outside due to being designed for internal use. If your slate is outdoors, it is important to use a water based sealer that is specifically designed for outdoor slate.

You should always ensure that the tiles themselves are completely clean, before you attempt to seal the tile. This will protect the appearance of the slate, and help ensure that there won't be any dirt or other debris caught under the layer of sealant.

Albany Slate Floor Stripping

Water Based vs Solvent Sealer

There are two types of impregnating clear sealer, water based sealer & solvent based. In the past solvent based sealers were more widely used as they would absorb deeper into the slate and grout and also lasted longer. Today however, thanks to new technological advancements, it is recommended only to use water based sealers, that last much longer and cause less potential damage to health and property.

Solvent based products are more difficult to apply and can create major problems when applied incorrectly as they are very hard to remove. Tile Cleaners® recommend our clients apply a long lasting water based sealer to their slate tiles and grout. Topical sealer's (glossy plastic coating over the top of the slate) are still used on slate, but these older style sealers can trap moisture in the stone and make the surface slippery when wet. When a topical sealer wears in higher traffic areas, the entire surface usually needs to be stripped and re-sealed.

Do you pre-seal slate tile before you grout?

It is highly recommended. Unlike glazed ceramic or porcelain tile, natural slate and other stone absorbs liquid easily. Because they do, if you use a grout on unsealed slate or stone the tile can be stained and the cement in the grout can bond with the surface of the slate. Slate with lots of grooves and ridges can be even more difficult because the grout will fill the grooves as well.

It is very important to pre-seal slate and other stone several times before grouting. Use a high quality sealant and choose a level of gloss to match your taste, being sure to test the sealant on a leftover piece of your stone before applying it to ensure you like the way it looks.

deepshield generic slate

When a few drops of water sprinkled on any tile (including stone or slate) bead up instead of soaking in, the tile is sealed enough for grouting. Apply the grout according to manufacturers directions, being sure to remove as much grout haze as possible.

Only after the grout haze is gone and the grout is cured should you re-seal the tile and the grout together. Again, follow the sealant instructions carefully and enjoy!

Grouting Slate Tiles

After you grout the tiles (preferably with latex grout because it increases flex strength, reduces efflorescence, and has great bond strength), let it dry, ideally for a week before cleaning the tiles. You want to wash the tiles thoroughly, several times, to remove all remnants of excess grout so that it won't become a permanent part of your slate floor. When the tiles are dry after cleaning, you can apply two more coats of a penetrating sealant. This step is to add further protection to the slate, but also to the grout and grout-tile interface.

To seal or not to seal? Go for it with a deep penetrating, water-based slate tile sealer like Australia's Deepshield™ and enjoy your beautiful slate flooring for years.

Sealing Slate Shower Tiles

Slate shower tile adds a touch of elegance to your bathroom. Ironically, the water that slate is designed to come into contact with can cause damage if it is not adequately protected.

When you decorate your shower with slate, you want to be sure to seal the porous material with a protective coating that will keep the water out while maintaining its attractive earthen appearance. A stone enhancer will darken the slate but not seal it. To protect it from water, make sure to apply a sealer.

Sealing your slate shower tile will take a little while, but our experienced & professional team can usually have it done in a half-day.

If you are not happy with the colour of the stone and are opting to use a stone enhancer, at Tile Cleaners® we have a new impregnating penetrating sealer with an added colour enhancer. The enhancing sealer will protect the slate stone, and will also bring out a darker, richer finish in the tile.

Frequently Asked Questions

When we talk about a "slate sealer," we are referring to a type of liquid or carrier that contains a resin. This sealer is specifically designed to be applied to porous surfaces, whether they are natural stone or man-made materials. The primary purpose of using a slate sealer is to prevent staining caused by water and/or oil-based substances. By applying the sealer, you can safeguard your slate surfaces from absorbing and retaining these staining materials. Additionally, using a slate sealer can also enhance the effectiveness of your cleaning efforts, ensuring that you achieve better results when maintaining and cleaning your slate surfaces.

Having your slate tiles sealed is of utmost importance. Unlike polishes, sealers are specifically formulated to prevent liquids and dirt particles from penetrating the natural stone. It is highly recommended to seal all slate tiles right after they are installed. This initial seal, when applied with a high-quality sealer, can provide protection for up to 15 years. To ensure the longevity and durability of your slate floors, it is essential to contact us promptly after the installation so that we can apply the necessary sealant and safeguard them against any accidental permanent damage.

When it comes to sealing slate around swimming pools, our top recommendation is our high-quality Impregnating Penetrating Water Based Sealer. This particular sealer is designed to provide comprehensive protection to your slate, penetrating deep into the stone for maximum effectiveness. One notable advantage of this sealer is its ability to eliminate the slipperiness that can be associated with other sealers used on slate surfaces. By choosing our Impregnating Penetrating Water Based Sealer, you can ensure that your slate around the pool area is well-protected and maintains its desired level of traction.

How can I determine if my slate floors need sealing? Tile Cleaners® suggests conducting a simple "water test" to assess the need for sealing. To perform the test, place a few drops of water on the slate surface and allow it to sit for approximately 10 to 30 minutes. Afterward, wipe the water dry. If the stone does not darken, it indicates that your slate is adequately sealed and does not require further sealing. However, if the water droplets cause the slate to darken, it signifies that the water was able to penetrate the stone, indicating the need for sealing to protect the surface.

When it comes to our sealing process, we exclusively utilize water-based sealing products. Solvent-based sealers are only utilized in specific circumstances when no other option is available. Rest assured that the sealer we apply will not have any impact on the texture of your slate tiles. It is designed to preserve the natural texture and appearance of the slate while providing effective protection against staining. By using our sealer, you can maintain the desired lustrous and natural finish of your slate tiles while ensuring they are shielded from potential stains.

Absolutely, we provide color enhancing services specifically designed for travertine. The color enhancement process involves the application of a specialized compound that enriches and intensifies the natural appearance of the travertine. By applying the color enhancer, the tiles' tones and hues are deepened, bringing out the inherent beauty of the travertine material. This treatment imparts a subtle wet or low sheen finish, enhancing the overall visual appeal of your travertine surfaces. Our color enhancing services are aimed at highlighting the unique characteristics and enhancing the aesthetics of your travertine.

When it comes to the color enhancer provided by Tile Cleaners®, rest assured that it will not have any impact on the texture of your slate floors. The application of the color enhancer is designed specifically to enhance the color of your surfaces, bringing out the natural beauty of your slate. You can expect the texture of your slate floors to remain unaffected while experiencing the enhanced color and intensified aesthetic appeal that the color enhancer provides.

What should you expect during the process of resealing your slate floors? Our professional team will provide a detailed overview of each step involved. Firstly, if there is any existing sealer, it will be stripped off. Next, the slate will undergo a comprehensive cleaning and neutralization process to ensure the removal of dust, residues, and any other substances that may interfere with the new sealer's effectiveness. Once the slate floor is dry, a fresh layer of sealer will be applied and allowed to set. This resealing process not only revitalizes the appearance of your slate floors, making them look new again, but also provides protection. As a result, your slate floors will be easier to maintain in the long run.

The duration required to reseal your slate floors can vary depending on the size of the area being sealed. Typically, most jobs can be completed within 4 to 8 hours. Our aim is to efficiently carry out both the cleaning and resealing processes on the same day, whenever feasible. This approach ensures that you won't have to deal with multiple appointments, streamlining the overall experience for your convenience.

Following the application of the sealer, you can anticipate that the slate tiles will be touch dry within approximately 4 hours. However, it is essential to allow a full 24 hours for the sealer to completely cure. This is the recommended timeframe for ensuring optimal effectiveness. During this curing period, it is important to refrain from placing any heavy or hard objects, including furniture, on the tiles and grout. It is advisable to wait at least 24 hours before moving or placing any items back onto the treated surface to avoid compromising the sealer's integrity.

The lifespan of a sealer before reapplication is influenced by the type of sealer used. Topical sealers typically provide protection for approximately 3 years before requiring reapplication. In contrast, impregnating sealers are more durable and can last up to 15 years or even a lifetime when applied to vertical surfaces. However, areas with high foot traffic or frequent use may necessitate more frequent inspections and resealing to ensure ongoing protection. Conducting a water absorption test can help assess the porosity of the surface and aid in selecting a sealer with longer-lasting durability. It is advisable to refer to the guidelines provided by the manufacturer and consult professionals to determine the specific reapplication schedule suitable for your tiles and grout.

When it comes to the slipperiness of slate floors, the application of Deepshield™ Impregnating Penetrating Sealer does not have any impact. This is because the sealer penetrates the top layer of the slate, leaving the surface unaffected in terms of slipperiness. However, it should be noted that using a topical sealer on slate floors may result in increased slipperiness when the surface is wet. To maintain both the appearance and slip resistance of your slate floors, it is advisable to seal them with a high-quality, invisible, and fully breathable impregnating sealer. By choosing this type of sealer, you can prevent moisture from being trapped within the stone, ensuring the longevity and safety of your slate floors.

Acid etching refers to the corrosive damage caused to slate tiles by acidic substances, which can easily eat away or corrode the surface. Protecting slate against acid attack can be challenging due to its difficulty in sealing against such damage. To safeguard your slate tiles from acid etching, it is essential to promptly seal them and clean up any spills immediately. Given the high porosity of stone-based tiles like slate, sealing becomes crucial to provide protection against future acid attacks and liquid spillage. By adopting these measures, you can effectively minimize the risk of acid etching and preserve the integrity and appearance of your slate tiles.

When it comes to concealing scratches and etches on slate floors, the application of Tile Cleaners® color enhancing sealer can be beneficial. While we cannot guarantee that the scratches will completely disappear and return the slate to its original condition, our Deepshield™ Penetrating Color Enhancing Sealer can darken the slate tiles by up to 20%. This darkening effect can help camouflage the appearance of scratches and etches, ultimately restoring the natural and fresh look of your slate floors.

To maintain the new and pristine appearance of your sealed slate tiles, it is advisable to follow a few important steps. Tile Cleaners® suggests cleaning the tiles and grout on a weekly basis using a mild detergent. This gentle cleaning solution will effectively remove any accumulated dirt or grime from the slate surface. It is crucial to avoid using strong detergents that are either highly acidic or alkaline, as they can potentially affect the sealer. Instead, opt for mild detergents and pH-neutral substances, as they are highly recommended for maintaining the integrity of the sealer. Furthermore, the best course of action to protect your slate tiles is to seal them with one of our highest quality sealers. This sealing process provides optimal protection against staining and enhances the longevity of your slate tiles' pristine appearance.

Tile Cleaners® utilizes a per square meter pricing model for the sealing of each distinct slate room. You can find a detailed price list on the Tile Cleaners® website for your reference. Prior to commencing the work, our team will conduct measurements for each room individually. We will then confirm the scope of the work to be carried out and provide you with a comprehensive cost breakdown, ensuring transparency and clarity regarding all expenses involved.

To accurately measure the area of slate that requires sealing, we suggest measuring each slate area separately. The most straightforward method is to multiply the width by the length of each area. For instance, if a room measures 3 meters in length and 2 meters in width, the total area would be calculated as 3 X 2 = 6m². By measuring each slate area individually using this method, you can determine the precise measurement needed for the sealing service.

Tile Cleaning provides assistance with moving furniture during the floor sealing process. Their team of dedicated technicians is available to help with the relocation of furniture items that can be reasonably managed by one person, such as those with wheels or lightweight furniture like tables and chairs. However, it is important to keep in mind that while Tile Cleaning takes precautions to protect your belongings, they cannot be held responsible for any damages that may occur during the furniture moving process. To ensure the safety of valuable or fragile items, it is recommended to either relocate them to a secure area or properly secure them before the technicians arrive. By taking these necessary precautions, you can help ensure the safety of your furniture and minimize the risk of potential damage while the floor sealing process is being carried out.

To properly prepare your slate floors before the sealing process, it is important to remove all furniture and items from the surface. By clearing the slate floors of any furniture or objects, you ensure that the area is ready and accessible for the sealing professionals when they arrive.
