I have several different freshly laid tiles in my new house. All pathways have stone tiles and there are marble tiles in the bathrooms and porcelain in the kitchen. I needed to get them sealed and was not sure if it was possible to seal them all. I contacted Tile Cleaners because my dad recommended them. He had a similar situation in his house and was very happy with the job Tile Cleaners had done. I was very worried about my tiles since they were brand new and very expensive. Tile Cleaners team were very patient with me, explaining how they were going to apply the sealer on different types of tiles, what sealer they would use, how long it would last for and advised me on how to take care of my tiles. I called Tile Cleaners a few times confirming details, asking for prices, making sure they could to the job during the weekend etc. The guys were amazingly patient and helpful. When I had gathered all the information I wanted, I was ready to go ahead. The work done by Tile Cleaners actually took less time than what it took me looking for information about it. Sorry for the pain I caused, and again thank you.

Monica Petrovski, West Beach, SA

We got our tiles more than 25 years ago. We were told that we had a solvent sealer on our tiles, which apparently most companies wouldn't be able to strip off. However we rang a couple of places to check them out. No luck. A friend of mine recommended Tile Cleaners. We rang the guys and they agreed to have a look the next day. We decided to go ahead with the job after getting a satisfactory quote. Tile Cleaners team stripped and resealed our old tiles. We are very grateful for your help guys. Thank you again.

My mother's tiles were old and ugly, as she has been living in the same house her entire life without ever really taking care of her tiles. I called Tile Cleaners to get advice on what to do with them. They came to her house the next day to have a look at my mum's tiles. I am very satisfied with how patient and highly professional you were with my mother. I am sorry I couldn't be there when you arrived, and I am really impressed by how you managed to explain everything to my mom and help her out. Thank you for doing a great job.

Sealing Your Floors

Sealing keeps most stains suspended at the surface, creating a barrier that provides protection against chemical attack, deterioration and contamination. Sealing is the first important step towards protecting your surfaces against stains.

Two Main Sealing Options

  • Deep Penetrating Impregnating Sealer
  • (Transparent Finish/Colour Enhancing Finish)

  • Topical Sealer (Film Forming)
  • (Gloss/Satin/Matte Finish)

deepshield moisture

A deep penetrating impregnating sealer protects tile and grout from water and oil based stains by chemically reacting with the surface pores using nano-technology, creating a breathable protective barrier. An impregnating sealer protects the surface and grout from absorbing stains while also resulting in cleaning and maintenance becoming much easier.

Australia's Deepshield™ range of impregnating water based sealer's offer long term benefits lasting for up to 10 years with Deepshield GOLD® based on the latest fluoro-bond technology lasting for up to 15 years.

Deepshield™ penetrating breathable water based sealers contain tiny nano particles designed to penetrate the micro pore structure of stone, tile and grout. The sealer is absorbed deep into the pores and once the water (carrier) evaporates, the nano particles remain, sealing the micro pores and keeping moisture and stain carrying substances out.

Tile Cleaners® are experts at applying all types of sealer and will ensure your surfaces look their absolute best. Tile Cleaners® experienced technicians can apply a topical sealer when especially required to create a high gloss, satin sheen or matte finish to your surfaces. Topical sealer is also helpful in situations where the old solvent based sealer can not be completely removed or when required to hide certain types of damage. Topical sealer's have a life expectancy of 3-5 years.

You can easily test how porous your surfaces are by applying a drop of water and watching how the it is absorbed. You can then see how any potential water based stain can be absorbed by the tile surface and grout.

Water based sealer's and solvent-based sealer's can both be used, however unless absolutely required for a specific reason, we always recommend applying a water based sealer that doesn't produce harmful fumes during application and removal. Water based sealers are easier to apply and remove and also require less drying time.

It is important to ensure the correct water based sealer is applied to your tiles, which will also depend on whether they are indoors or outdoors as most sealer's will not last long outside due to being designed for internal use. If your tiles are outdoors, it is important to use a water based sealer that is specifically designed for outdoor surfaces

There are two types of impregnating clear sealer, water based sealer & solvent based. In the past solvent based sealers were more widely used as they used to absorb deeper into the surface and grout and would also last longer. Today however, thanks to new technological advancements, it is recommended only to use water based sealer's, which last much longer and cause less potential damage to health and property.

natural stone napoli aged sample sealed

Solvent based products are more difficult to apply and can create major problems when applied incorrectly as they are very hard to remove. Tile Cleaners® recommend our clients apply a long lasting water based sealer such as a quality product from Australia's Deepshield® range of sealer's to their tile and grout. Topical sealer's (film forming) are still widely used, however these older style sealer's can trap moisture in the stone and make the surface slippery when wet. When a topical sealer wears in higher traffic areas, the entire surface usually needs to be stripped and re-sealed.

It is very important to ensure that tiles achieve their cleanest possible condition prior to being sealed. This will protect the appearance of the tile, and importantly ensure that there won't be any dirt, stains or other debris caught under the layer of sealant.

deepshield breathe

To provide the best possible protection from oil and water-based stains; to maintain the look and slip resistance of your surfaces and to prevent damaging moisture from being trapped within the tile, it is recommended to seal your surfaces with a high quality, invisible, fully breathable impregnating sealer.

Slate Floors

Cleaning slate tiles can present some difficult challenges due to the many varieties of slate and the fact that slate tiles are very often sealed with topical water or solvent based sealing products.

If your slate tile has a topical sealer, this will need to be stripped before any cleaning process can begin. If the topical sealer is not stripped it can result in white, flaky patches occurring on the surface. It is also helpful to find out the type of sealer or wax that the floor was previously sealed with to be able to use the right product for stripping.

Sealed Slate Tiles

Water Based v Solvent Sealer

There are two types of impregnating clear sealer, water based sealer & solvent based. In the past solvent based sealers were more widely used as they would absorb deeper into the slate and grout and also lasted longer. Today however, thanks to new technological advancements, it is recommended only to use water based sealers, that last much longer and cause less potential damage to health and property.

Solvent based products are more difficult to apply and can create major problems when applied incorrectly as they are very hard to remove. Tile Cleaners® recommend our clients apply a long lasting water based sealer to their slate tiles and grout. Topical sealer's (glossy plastic coating over the top of the slate) are still used on slate, but these older style sealers can trap moisture in the stone and make the surface slippery when wet.

Solvent Stripping

Solvent stripping is only required in extreme cases, for example when efflorescence or dirt beneath the old solvent sealer needs to be removed.

Toxic fumes from solvents can be dangerous to health and property and the area must be vacated for 48 hours.

Frequently Asked Questions

The process of stripping a floor is to ensure that all necessary old and worn sealer is removed; once removed your surfaces can be resealed.

You will know it's time to have your floors stripped, cleaned and resealed once they begin to appear dull or "matte" even after you have given them an efficient regular clean. If you want your surfaces to be their cleanest and looking their very best you need to have a professional remove as much of the old sealer as possible. Once this is done the cleaning process will be carried out and the sealer applied. You will have the freshest and cleanest possible floors once we are finished with the process.

Tile stripping and sealing is simply the process of stripping the coating off the marble floor before resealing it. Surfaces can begin to appear dull and lifeless over time, making them look older and really bringing down the feel of any area. By stripping and resealing, you can bring back the beautiful, lustrous appearance of your surfaces and eliminate the cost of laying new flooring.

Our professional team will go through the job processes with you step by step so you know exactly what you're getting. The process includes stripping any previous sealer if it was applied, the floor is then thoroughly cleaned and neutralised so that it is free of dust, residue and anything else that can affect the new sealer. A new sealer is applied to the dry floor and allowed to set. The newly sealed floor will not only look new again, it will be protected and result in your floors becoming easier to maintain.

The recommended frequency for sealing floors can vary depending on factors such as the type of sealer used and the amount of foot traffic on the tiles. Deep impregnating water-based sealers, like Deepshield™ Gold, are known to provide long-lasting protection for up to 15 years. However, topical sealers typically require reapplication every 3 years, although this can be influenced by factors such as heavy foot traffic or harsh weather conditions. Regular assessment of the floor's condition is important, looking for signs like patchy areas or increased susceptibility to staining, as these may indicate the need for resealing. For personalized guidance and more detailed information, it is recommended to consult professionals or providers such as Australia's Deepshield™ for assistance and inquiries.

Neglecting to seal floors can leave them vulnerable to potential damage. Without proper sealing, spills containing oil or harsh substances can penetrate the surface, resulting in permanent stains that are difficult to remove using regular household cleaning methods. It is essential to prioritize sealing in order to protect the fresh appearance and structural integrity of your floors. Sealing creates a protective barrier that guards against permanent staining and helps prevent accidental damage in the future. By investing in floor sealing, you can extend the lifespan of your floors' optimal appearance and enjoy the benefits of easier and more convenient maintenance.

The best time to have your tiles sealed is immediately after installation to prevent any accidental staining or damage. You will know that your floor needs sealing once you start noticing patchy sealed areas of the floor and/or your tiles are staining easier.

Efflorescence is a phenomenon where salts migrate to the surface of porous materials during water evaporation, resulting in a whitish coating and potential damage to the surface finish. To effectively prevent efflorescence, it is crucial to apply a high-quality water-resistant sealer from a reputable range. However, it is important to note that efflorescence can also be influenced by factors such as water penetration. Therefore, it is essential to address any underlying causes of water penetration, such as repairing leaks or damaged grout, to effectively prevent efflorescence. By combining proper sealing with resolving the water source, proactive measures can be taken to minimize the occurrence of efflorescence and maintain the integrity of the surface.

Yes we can. Efflorescence is a build up of salts and can be removed with efflorescence removers and other specialised cleaning techniques. Efflorescence is typically caused by a leakage behind the tiles or through damaged grout lines. The efflorescence can be removed but it is important the cause of the efflorescence is resoled.

To keep your tiles and grout looking new, Tile Cleaners® recommend cleaning each week with a mild detergent to remove any dirt or grime from the marble surface. Strong detergents(strong acid or alkali) may affect the sealer, mild detergents and pH neutral substances are strongly recommended.

Tile Cleaners® charge per square meter for each separate room. There is a price list on the Tile Cleaners® website for you to review. Before we begin our work we will measure each room individually, confirm the work to be carried out as well as confirm all costs with you.

We recommend that you measure each area separately. The simplest way to measure is by multiplying the width by the length. For example a room that is 3 meters long and 2 meters wide is 3 X 2 = 6m2 in total.
