What Exactly Is A Sealer?

A sealer is a liquid, or carrier containing a resin that is applied to porous natural stone or porous man made surfaces that helps prevent staining from water and/or oil based materials as well as help to achieve better results when cleaning your tiles

A sealer reduces the natural absorbency of a stone. A natural stone surface once prepared and sealed correctly can add a great deal of style to your property and give it a real feature relative to your desired look whether that is modern and contemporary or more traditional.

Sealing your tiles and/or grout helps prevent & reduce staining. It provides a barrier for a short time to remove the staining product and helps reduce the damage caused from the stain itself. Staining can still occur if the staining product is not removed from the tile.

Types Of Sealers we use

Tile Cleaners® use two main types of sealer to protect your surfaces. One sealer is known as an Impregnating Sealer(Penetrating Sealer) which is absorbed into the tile protecting it from within and the other is known as a Topical Sealer which sits on top of(coats) the tile.

Deep Penetrating Impregnating Sealer

(Transparent Finish/Colour Enhancing Finish)

Impregnating sealers are safe for stone and highly recommended. These sealers sit below the surface of your tile and deposit solid particles into the pores of your stone coating the individual minerals below.

Even when the tile has been sealed before with an impregnating sealer there is no need to strip the old sealer(as with Topical Sealer) before reapplying, most aren't affected by UV light, and high quality penetrating sealers do not require frequent applications.

Impregnating sealers do not alter the slip resistant properties of the tile, meaning that if the tile is not a slippery tile then it will stay non-slip, making it the recommended sealer for most cases where slipping may be a risk.

Impregnating sealers used by Tile Cleaners® usually have a lifetime of up to 10 years. In areas where salt water is near, the lifetime of our sealer may be reduced to 8 years instead because salt can reduce the lifetime of the product.

How Do Impregnating Sealers Work?

In an impregnating sealer the "active component" is either a natural or a synthetic resin. This resin is melted into a liquid solution with a mineral solvent or with water.

Impregnating Sealer properties

  • Penetrates into the stone and attaches its protection to the cell walls within the pore structure. This allows for total vapour transmission through the stone.
  • Does not change the colour or sheen of the stone.
  • Does not need to be re-applied after each cleaning.
  • Because the sealer does not remain on the surface, the sealer coating will not scratch or scuff. Without a surface coating to wear off, the sealer does not require re-application as frequently as topical sealers.

What Sets Impregnating Sealers Apart?

Is it a solvent or water based sealer?

Solvent or water based sealer?

A solvent based sealer absorbs deep into the stone but emits a very strong odour and is trickier to apply. There have been a few reports of solvent based sealers reacting negatively to certain stones that have a factory applied resin. It's always safest to test a scrap or small inconspicuous area first. Solvent carried impregnators are excellent water repellents but do not usually repel oil stains.

A water based sealer is easier to apply and safer to handle as well as safer for the environment. Water carried impregnators are excellent oil repellents as well as excellent water repellents.

Does it repel water, repel oil, or resist oil?

Not all sealers work the same. Some sealers just repel water. These are called Hydrophobic. A hydrophobic type sealer repels water based liquids such as coffee, soft drink and tea.

Sealers that repel oil are called Oilophobic an oilophobic type sealer repels oil based liquids such as cooking oil and grease AS WELL AS water based liquids.

An oilophobic sealer will always repel BOTH oil and water based chemicals whereas a hydrophobic sealer doesn't always repel oil based chemicals.

Topical Sealer

(Gloss/Satin/Matte Finish)

Sometimes a Topical Sealer is referred to as a “coating” because this is exactly what it does, it coats the surface of your stone with a protective barrier. It's essentially a layer or thin film sitting on top of your stone.

Topical sealers are either removable(through stripping) or permanent. Removable coatings are designed to easily be stripped from the surface of stone and are usually water based. Most strippable coatings are NOT designed for natural stone, however nowadays there are high quality water based sealers also available for stone.

Permanent coatings are very difficult to remove and are usually NOT designed for stone either. It's important to ask an expert to determine which topical sealer is safe to use on your particular surface.

What will a topical sealer do?

It will help prevent your tile from scuffing, scratching and staining. The sealer will scuff and scratch instead. The downfall is since the sealer is softer than your stone it can scuff and scratch fairly easily, which means they are short lived and frequent reapplication is necessary.

Before reapplying, old topical sealer needs to be removed and frequent stripping can cause damage to your tile or stone. If you don't remove the sealer before applying a new coat, eventually these coatings will build up and cause your tile to have an unnatural wavy or plastic look. This is called "stripping" the sealer.

Bottom of the barrel topical sealers can cause your tile to turn a yellowish colour, especially when exposed to UV light. They can change the appearance of your tile and may react adversely to heat and acids.

Topical sealers are usually easy to apply and much less expensive than impregnating sealers. Some add additional shine to your tile and some even add slip resistant properties. But the need to frequently strip and reapply, or buff should be taken into consideration as well as the location of your tile.

Pre-sealed stone

In most cases we will be able to chemically remove your existing floor finish(sealer) and treat any staining and marks that will have occurred due to the ineffectiveness of your floor seal. When we are satisfied that we have achieved the best results possible, preferably by returning the floor to its natural state, then we allow a sufficient drying time before applying the needed number of coats of our specialist floor tile seal depending on the type of the floor.

All stone should be treated carefully during the installation process and should be sealed as they can easily be stained by a range of substances. The sealing can be completed after the stone have been laid or when construction is complete.

Limestone, Sandstone, Slate and pavers are common products which require maintenance. This maybe a top up seal or it may require all the existing sealer to be stripped, bringing back the natural beauty of the stone, then re sealed.

How often does the sealer on stone need to be applied?

Some stone sealers need to be applied every year, some every 3- 5 years, and penetrating sealers may last up to 15 years or even longer. This will depend on the type of resin used and on the type of use the tiles are intended for. The resin used is the most important factor because this resin is left behind to do the work.

Sealing the Grout Lines

Not all stone requires sealing, but even for those stone tiles than don't require sealing you can and should always seal the grout lines.

Stripping and Sealing

While sealing your stone and grout means that they will be protected, is it important to keep in mind that the previously applied sealer may need to be removed and reapplied in future depending on the quality of the sealer applied to your stone and the amount of traffic. This process is called tile stripping and sealing, which involves stripping, scrubbing and cleaning to remove old sealant and its residue and restoring the original appearance of the tiles. For sandstone, terracotta, and limestone, it is recommended to seal them before they are laid and grouted. These materials are highly porous and can quickly absorb stained water from adhesives and grout. Terracotta, in particular, should be sealed on all sides before installation due to its high porosity. Limestone is also susceptible to staining, and caution should be exercised while handling it to avoid leaving finger marks that can later stain the surface. Additionally, it is important to seal other stone features such as stairs, tables, pillars, and fireplaces to protect them from staining and damage. Fireplaces, in particular, can be susceptible to staining from carbon deposits and UV damage, making sealing essential for their preservation.

You can determine if your stone surface has been effectively sealed by conducting a water test. Pour a small amount of water onto the surface and observe its behavior. If the water is quickly absorbed into the surface, it indicates that the surface requires sealing as it is not adequately protected. However, if the water forms into small beads and remains on the surface without being absorbed, it suggests that the surface has been properly sealed and the sealer is providing the desired level of protection. This simple water test can help you assess the effectiveness of the seal and determine if any resealing is necessary to maintain the surface's protection and appearance.

Sealing alters the properties of the pavers or stone but does not modify the surrounding environment. If your backyard is damp and shady, the sealing product cannot change those conditions. However, sealing reduces the porosity of the pavers or stone, thereby inhibiting the growth of algae and making cleaning easier. In most situations, it is advisable to consider sealing as a beneficial option.

The truth is porcelain is creating much confusion in the market place and many pages have been written to try to put all issues into perspective. The more questions you ask the more confused you will be. As a rule of thumb, textured and honed porcelain doesn't need to be sealed, but polished porcelain often does need to be. This is contrary to what may seem logical. The tiny pores that accept staining are created in the polishing process. A good penetrating sealer fills these pores and sets up good stain protection. The textured stone generally just need a good clean because of the rough surface. If you are not sure, do a stain test. Get a sample stone or an off-cut and try to stain it with the things common to that area. If it stains, there is a benefit to having the stone sealed.

Even though your polished marble/limestone/travertine has been sealed, you may still notice marks on the surface. It's important to understand that these marks are often not stains but rather etches. Acid-sensitive stones, such as these, can be affected by any acid, which can lead to a loss of polish and the creation of a dull or frosty surface. For example, red wine can cause both a stain and an etch on unsealed stone, but on a sealed stone, only the etch may be visible. Penetrating sealers function by sitting below the surface of the stone, preventing acid from deeply penetrating and causing stubborn stains, but they may not fully protect against surface etching. Acid can come in various forms, such as fruit juices, wine, salad dressings, or even urine in bathroom settings, and can cause damage. The good news is that this type of damage can typically be repaired.

Stone and grout sealing services do not typically come with guarantees.
